The building isn't finished when construction end
Most people think once a building is done, the design conversation is over.
I think that's exactly when it should begin. Here's what I've seen: tenants move in, experience the disorientation, the boredom, the quiet drain of spending 8 hours in a space with no defining features. And nobody asks them how it feels.
So I want to introduce an idea: Post-Construction Tenant Care. Survey the people actually living in the space. Find where the experience is breaking down. Then make targeted, surgical upgrades in the areas with the highest ROI.
This isn't a full renovation. It's knowing where 10% of the investment unlocks 80% of the experience.
A biophilic wall in the main corridor. Better lighting in the collaboration zone. A material moment at the entrance that tells people: someone thought about you here. The building isn't finished when construction ends.
It's finished when the people inside it feel that. If you manage or own commercial space in the DMV and your tenants are merely tolerating, let's talk.
